How state housing schemes relate to PMAY

PMAY-Gramin (rural) gives Rs 1.20 lakh per house in plain areas and Rs 1.30 lakh in hilly, difficult and IAP areas, as stated by PIB and the Ahilyanagar Zilla Parishad (page updated 2 May 2025). PMAY-Urban 2.0 gives up to Rs 2.5 lakh for building a house on your own land. State schemes sit around this in four ways:

• Cover families left out of PMAY-G: Jharkhand's Abua Awas Yojana, Bihar's Mukhyamantri Gramin Awas Yojana, Madhya Pradesh's Mukhyamantri Jan Awas Yojana, Odisha's Antyodaya Gruha Yojana and Maharashtra's Modi Awas Gharkul Yojana.
• Replace PMAY: West Bengal's Banglar Bari, now called Paschim Banga Awas, is fully state funded.
• Top up PMAY: Maharashtra adds Rs 50,000 per rural PMAY-G house (as reported, February 2025).
• Sell homes at a price: the Delhi Development Authority, Lucknow and Ghaziabad development authorities and housing boards sell flats or plots. See our DDA housing scheme guide. These are not free houses.

Telangana has not implemented PMAY-G since inception (Lok Sabha answer, 12 August 2025), so its Indiramma housing scheme is the main route there.

State awas yojana list (table)

The table gives the main scheme in each state covered by our fact sheets. "As reported" means the figure comes from news, not an official page we could read.

Gharkul yojana in Maharashtra: Ramai, Shabari, Modi Awas

"Gharkul" (घरकुल) is the Marathi word for a house built under a government housing scheme. When people say gharkul yojana list, they usually mean the Gram Panchayat beneficiary or waiting list for these schemes.

Ramai Awas Yojana is 100% state funded and run by the Social Justice department. Per ZP Satara, the rural benefit is Rs 1,20,000 by DBT, plus 90 days of MGNREGA wages (Rs 26,730) and Rs 12,000 for a toilet, a total of Rs 1,58,730. Eligibility per ZP Satara: SC or Neo-Buddhist, 15 years' residence in Maharashtra, homeless or living in a kutcha house, family income up to Rs 1.20 lakh a year (rural), own or government-allotted land, no other housing scheme availed, and a Gram Sabha resolution. Urban amounts could not be confirmed.

Shabari Adivasi Gharkul Yojana is for Scheduled Tribe families. Its exact amount and income limit could not be confirmed; ask your Panchayat Samiti.

Modi Awas Gharkul Yojana for OBC families was launched on 28 February 2024, as reported, with a target of 10 lakh houses. Reports say it gives Rs 1.20 lakh to OBC families with income up to Rs 1.20 lakh who are not covered under Awaas Plus.

Maharashtra also adds Rs 50,000 to each rural PMAY-G house (as reported, 28 February 2025). Whether this top-up applies to Ramai, Shabari or Modi Awas is not confirmed.

How to apply for a rural gharkul (as described by ZP Satara)

1. Get a caste certificate (from the SDO) and an income certificate (from the Tahsildar).
2. Submit the state-sponsored gharkul application form at your Gram Panchayat.
3. The Gram Sabha passes a resolution approving eligible names.
4. Track approval, instalments and construction on the AwaasSoft portal linked from the ZP page. Menu names there may differ; if you cannot find your record, ask the Gram Sevak or Block office.

Mukhyamantri Awas Yojana in UP, MP and Bihar

Uttar Pradesh: the Mukhyamantri Awas Yojana (Gramin), often searched as CM awas yojana UP, was launched on 2 February 2018 as a fully state-aided scheme. As reported in 2024, it covers communities such as Musahar, Kol, Vantangiya, Tharu and Sahariya, plus Divyangjan, disaster-displaced families and people affected by leprosy, kala-azar or JE/AES. The per-house amount is not confirmed in our sources, so check with your Block office. The UP Awas Vikas Parishad sells plots and flats; it is not a free housing scheme.

Madhya Pradesh: on 15 August 2023 the then CM announced a "Mukhyamantri Jan Awas Yojana" for poor families left out of the Awas Plus list, as reported. Its amount and current status were not confirmed in our sources.

Bihar: the Mukhyamantri Gramin Awas Yojana gives Rs 1.20 lakh per beneficiary in three instalments, with priority to families in dilapidated houses or left out of other housing schemes, as reported by UNI on 24 May 2026. The Bihar Rajya Awas Board is a housing board, not a subsidy scheme.

Odisha, West Bengal, Haryana and Karnataka

Odisha Antyodaya Gruha Yojana was launched on 30 March 2025 at Bhawanipatna, as reported, with a target of over 5 lakh houses in 3 years. Reports say it pays Rs 1.20 lakh for a 25 sq m house, with a bonus for quick completion. Apply through the panchayat office or BDO. The reported helpline is 0674-6817777.

West Bengal: Banglar Bari started on 17 December 2024 at Rs 1.2 lakh per beneficiary, fully state funded. On 6 August 2026 it was renamed Paschim Banga Awas as the second instalment was paid, as reported.

Haryana: the Mukhya Mantri Shehri Awas Yojana offered 30 sq yd urban plots for Rs 1 lakh to Antyodaya families (deadline 30 April 2025), as reported. The Dr. B.R. Ambedkar Awas Navinikaran Yojana (often searched as Ambedkar awas yojana) is a house repair grant, raised to Rs 80,000 in 2023, not a new-house scheme.

Karnataka: Basava Vasati Yojana is run through the Rajiv Gandhi Rural Housing Corporation. Its current amount and income limit could not be confirmed, so ask your gram panchayat.

PM Awas Yojana in Rajasthan, Gujarat and Punjab

Searches like "pm awas yojana Rajasthan", "pradhan mantri awas yojana Gujarat" or "Punjab" usually mean the central PMAY in that state. We found no reputable 2025 to 2026 source for a separate state-funded Mukhyamantri Awas Yojana in Rajasthan. Rural families there follow PMAY-G (selection from SECC 2011 and Awaas+ lists verified by the Gram Sabha, no open online form); urban families can apply online for PMAY-U 2.0 on the official portal. Avoid fake lists and agents

• Applying for these schemes is free. Only CSC service charges apply where officially allowed.
• Never share an OTP, Aadhaar number or bank details with unknown callers.
• Beware of fake websites, fake apps, fake approval letters and agents who promise a house for a fee.

A new house can often be combined with a free LPG connection under Ujjwala Yojana or rooftop solar under PM Surya Ghar, subject to each scheme's own rules.
