DDA Housing Scheme 2026: Flats, Registration and Draw

DDA schemes open as of 14 October 2026

Karmajeevi Awaas Yojana 2026 (first come, first served)

Per the official DDA brochure: registration from 24 July 2026, booking from 15 August 2026 at 12 noon, closing 30 October 2026 or earlier if sold out. It offers 1,224 flats at Pocket 11, Sector A1 to A4, Narela, after a flat 25% discount.

It is open to serving or retired regular employees of government, PSUs, public sector banks, local bodies, universities and hospitals, and to professionals such as doctors, lawyers, CAs, architects, engineers and teachers.

Janta Awaas Yojana Phase II 2026 (draw)

Per the official brochure: launched 24 September 2026; registration 7 October to 7 December 2026; computerised draw on 15 December 2026. It offers 209 EWS flats in "Pragati 1" on Rohtak Road near the Zakhira flyover, priced Rs 34.86 lakh to Rs 35.50 lakh (excluding GST). Income limit Rs 10 lakh a year; registration fee Rs 2,500. Reservations: SC 15%, ST 7.5%, PwBD 5%, war widows 1%, ex-servicemen 1%. The brochure prints a helpline, 011-35233900.

DDA housing scheme 2025: what ran and closed

• Jan Sadharan Awaas Yojana 2025 (FCFS, official brochure): registration 11 September 2025, booking from 22 September 2025, closed 21 December 2025. It offered 1,172 EWS and Janta flats, for example Narela EWS from Rs 9.18 lakh after a 15% discount and Dwarka Sector 14 EWS around Rs 34.74 lakh to Rs 35.32 lakh. EWS income limit Rs 10 lakh a year; booking amount Rs 50,000. A phase 2 with 1,537 LIG and EWS flats followed from 7 November 2025, as reported, and DDA issued a circular on phase III demand letters on 20 January 2026.
• "Sabka Ghar" scheme (January 2025, as reported): over 6,800 EWS and LIG flats plus 769 HIG and MIG flats, discount up to 25%, booking 15 January to 31 March 2025. We did not see a DDA brochure using this name.
• Apna Ghar Awaas Yojana 2025 (as reported): launched 20 May 2025, about 7,500 flats in Narela, Siraspur and Loknayakpuram.
• Karmayogi Awaas Yojana 2025: brochure listed on the DDA site; reported registration from 19 December 2025 for 1,168 Narela flats at a 25% discount. It is a different round from Karmajeevi 2026.
• Janta Awaas Yojana 2025 (draw, as reported): 144 EWS flats at Dwarka Mor and Chandan Hola, draw scheduled 13 March 2026. We could not confirm the draw result.

DDA schemes earlier in 2026 (closed)

• Towering Heights, Karkardooma 2026 (official brochure): 741 two-BHK flats for individuals, about Rs 179 lakh to Rs 242 lakh (excluding GST and maintenance); booking Rs 4,00,000; closed 31 March 2026. Often searched as the DDA premium housing scheme.
• Nagrik Awaas Yojana 2026 (as reported by Business Today, 26 June 2026): 1,712 flats in Narela and Siraspur at a 25% discount; booking extended to 30 June 2026; EWS under Rs 10 lakh.

How to apply for a DDA flat (FCFS schemes)

These steps follow the DDA brochures. Portal screens change, so look for similar options if the layout differs.

1. Read the brochure for the scheme on the DDA housing scheme page, especially eligibility, prices and refund rules.
2. Register on the DDA Awaas Portal (eservices.dda.org.in) and pay the Rs 2,500 non-refundable registration fee online. If you registered in an earlier scheme, you usually do not pay again.
3. On the booking start date (12 noon in recent schemes), log in, browse available flats and select one.
4. Pay the booking amount within 15 minutes in a single online transaction (net banking or debit or credit card).
5. Wait for the demand-cum-allotment letter and pay the balance within its deadline (for Towering Heights 2026 it was 75% within 60 days).

For draw schemes like Janta Phase II 2026, register within the window with your income certificate and wait for the draw. Selection is by computer, not by who books first.

LDA and GDA housing schemes (brief)

• LDA (Lucknow): Anant Nagar Phase 2 offered 332 plots with online registration from 11 July to 10 August 2025, a 5% registration deposit and allotment by lottery, as reported by Patrika. Varun Vihar and Naimish Nagar opened 3,105 plots for registration from 24 September 2026, as reported; fees were not reported.
• GDA (Ghaziabad): ready 2BHK flats at Madhuban-Bapudham Pocket C near Duhai RRTS at Rs 3,700 per sq ft, with about Rs 5.06 lakh registration, as reported in December 2025. We could not verify a GDA portal or price list, and no GDA PMAY link was confirmed.

Common mistakes and scams

• DDA schemes are sales, not free housing. The registration fee and booking amounts are non-refundable per DDA brochures.
• Names like "Festive Special Housing Scheme 2025" are not confirmed by any DDA document we saw. Trust only brochures on dda.gov.in.
• Never share an OTP, Aadhaar or bank details with callers. Beware of agents who promise a "confirmed" flat or quota for a fee, fake websites and fake allotment letters.
